Get Simple Landlord set up with your first property and tenant in just a few minutes.

How the app is organized

Simple Landlord is built around a property tree on the left side of the screen. Every company, building, unit, and tenant lives in that tree. Clicking any item opens its detail page on the right.

The ribbon tabs across the top switch between views for the selected item: Property details, Expenses, Income, Reports, and Documents.

Step 1 - Create your first property

  1. When you first log in with an empty account, tap Add Company to create a top-level group (optional), or go straight to adding a building.
  2. Right-click any item in the tree (or tap the ... menu) to add a child. For a rental house choose Single Family Home. For apartments choose Building.
  3. Fill in the address and save. The property appears in the tree immediately.
Tip: On mobile, tap the menu icon in the top-left to open the property tree.

Step 2 - Add a unit (apartment buildings only)

If your property is an apartment building, add units before adding tenants. Right-click the building and choose Add Unit. Enter the unit number and save. Repeat for each unit.

Single family homes skip this step - the home itself acts as the rentable space.

Step 3 - Add a tenant

  1. Right-click a unit (or single family home) and choose Add Tenant.
  2. Enter the tenant's first and last name.
  3. On the tenant detail page, fill in contact info, move-in date, lease dates, and monthly rent.

Step 4 - Record the first payment

  1. Select the tenant in the tree.
  2. Click the Income tab in the ribbon.
  3. Click Add Payment, enter the amount and date, and save.
