Income & Charges
Track every payment and charge on a per-tenant ledger. Charges are what the tenant owes; payments reduce the balance.
Opening the ledger
- Select a tenant in the property tree.
- Click the Income tab in the ribbon.
Charges
A charge is an amount the tenant owes. Charges can be one-time or recurring.
Recurring charges
Monthly rent is set up as a recurring charge. It posts automatically on the 1st of each month (or a day you choose). Set up a recurring charge by clicking Add Charge and enabling the Recurring toggle.

One-time charges
Use Add Charge without the recurring toggle for security deposits, late fees posted manually, repair chargebacks, or any other one-off amount.
Payments
Click Add Payment to record a payment received from the tenant. Payments are automatically allocated to the oldest unpaid charges first.

Late fees
Simple Landlord can calculate and post late fees automatically. Configure the rules in Settings > Late Fees:
- Grace period - how many days after the due date before a late fee is charged
- Fee type - flat dollar amount or percentage of rent
- Maximum - cap the fee at a dollar amount (optional)
Late fees are generated when you open the Income tab for a tenant who has an overdue balance past the grace period.
Balance indicator
The balance shown at the top of the tenant page reflects the current total of all unpaid charges. A red balance means the tenant owes money. The tree node also shows an overdue badge when charges are past their due date.
